Uniquely in this market, Samjess Properties Limited has it’s own in-house teams of builders, specialist decorators, electricians, plumbers, carpenters and ancillary trades, offering you a one-stop service. Not only that, but our in-house designers give you their personal attention, helping and advising you on colours and furnishings.

architectural service

 

We offer a complete professional architectural service to obtain all the various permissions, consents, licenses and approvals necessary to undertake your building project.

We hold an initial consultation with the client on-site to discuss the design and layout, with reference to planning and building regulations, in order to form a design brief. Samjess Properties Limited will advise on which permissions, consents and approvals are required, and provide you with an estimate for the design work.

 

Stage 1: Survey & Sketch Proposals

Samjess Properties Limited undertakes a detailed survey and produces “existing” drawings, and sketch proposals.

 

Stage 2: Submissions

Submission packages are prepared and submitted to the Planning Department and other relevant authorities, to gain decisions.

 

Stage 3: Detailed Design & Management

Once decisions are in place, Samjess Properties Limited produces detailed design drawings from which construction and costings can be carried out. For Building Regulations Approval, there are two options:

Full Plans Application – detailed drawings and specification are submitted. Samjess Properties Limited will liaise to provide any additional requirements, and to gain technical approval. Construction can begin once this is in place.
Building Notice – As main contractor, Samjess Properties Limited can formally notify the Building Control Department that works are commencing. Samjess Properties Limited manages the project, and liaises with the District Surveyor regarding site inspections and to ensure compliance with the building regulations, in order to provide a completion certificate at the end of the project.
